Maddd, Joy plan 70K sf UES community center on church site

Jorge Madruga’s Maddd Equities filed plans Wednesday, along with Joy Construction, for a nearly 70,000-square-foot community facility at the site of the former Our Lady of Perpetual Help Catholic Church on the Upper East Side.


The planned facility will consist of two connected seven-story buildings, at 321 East 61st Street and 328 East 62nd Street.


The partnership plans to use the new facility for medical offices, education facilities or student and resident-doctor housing, and is currently in talks with prospective institutional tenants, said Eli Weiss, Joy’s managing vice president.


Karl Fischer is the architect of record.


Justin DiMare and Howard Kesseler of Newmark Grubb Knight Frank are marketing the property.

The partners bought the site in February 2014, paying $21 million. The Our Lady of Perpetual Help Church at 321 East 61st Street was demolished in 1998. Permits were filed in March to demolish the six-story rectory building currently occupying 328 East 62nd Street.


In March, Maddd spent $25 million on the nearby 1225-1239 Second Avenue on the Upper East Side.

Joy, a Manhattan-based builder, has developed over 70 buildings since its founding in 1995, according to its website. It current has 363 units under construction in the Bronx.
